Terms and conditions
1. Nature of Agreement
1.1 This agreement grants the Guest a licence to occupy the Property for short-term accommodation only.
1.2 This agreement does not create an Assured Shorthold Tenancy under the Housing Act 1988.
1.3 The maximum stay is [XX] nights and shall not exceed 90 nights in a calendar year unless otherwise permitted by law
2. Booking and Payment
2.1 A deposit of [XX]% is required to secure the booking.
2.2 Full payment must be received no later than [X] days prior to arrival.
2.3 Payments may be made via bank transfer / card / booking platform.
2.4 Failure to make payment may result in cancellation.
3. Security Deposit
3.1 A refundable security deposit of £[amount] is required.
3.2 The deposit may be used to cover:
• Damage to property
• Missing items
• Excessive cleaning
• Breach of house rules
3.3 The deposit will be returned within 2 days after check-out, subject to inspection.
4. Check-In and Check-Out
- 4.1 Check-in: From [3PM]
- 4.2 Check-out: By [11AM]
- 4.3 Late check-out without agreement may incur additional charges.
5. Use of Property
5.1 The Property is for residential accommodation only.
5.2 No business activities, events, or commercial filming without written consent.
5.3 Sub-letting is strictly prohibited.
5.4 Maximum occupancy: [number] persons.
6. Guest Responsibilities
Guests agree to:
• Keep the property clean and in good order
• Dispose of rubbish appropriately
• Respect neighbours and avoid noise between 10pm and 8am
• Report any damage immediately
• Not smoke inside the Property
• Not keep pets unless agreed in writing
7. Utilities and Services
Unless otherwise stated, the rental fee includes:
• Electricity
• Water
• Gas
• Council Tax
• Broadband
The Owner is not liable for temporary interruption of utilities beyond reasonable control.
8. Cancellations and Refunds
8.1 Cancellations more than [X] days before arrival: full refund minus admin fee.
8.2 Cancellations within [X] days: [percentage]% refundable.
8.3 No-shows are non-refundable.
8.4 If the Property becomes unavailable due to unforeseen circumstances, the Owner may:
• Offer alternative accommodation; or
• Provide a full refund.
9. Right to Enter
The Owner may enter the Property:
• In case of emergency
• To carry out urgent repairs
• With reasonable notice for inspection
10. Liability
10.1 The Owner is not responsible for:
• Loss or damage to Guest belongings
• Injury unless caused by negligence
10.2 Guests are advised to obtain travel insurance.
11. House Rules
• No parties
• No illegal activity
• No tampering with smoke alarms
• Follow waste disposal and recycling rules
Failure to comply may result in immediate termination of stay without refund.
12. Termination
The Owner may terminate this agreement immediately if:
• Terms are breached
• Illegal activity occurs
• Serious nuisance is caused
The Guest must vacate immediately upon notice.
13. Data Protection
Guest personal data will be processed in accordance with the UK GDPR and used solely for booking and legal compliance purposes.
14. Governing Law
This agreement is governed by the laws of England and Wales.
Disputes shall be subject to the jurisdiction of the courts of England and Wales.
